Transparent pricing you can trust
Many homeowners have heard the stories: a builder quotes a low number to win the job, and the real cost shows up months later in change orders and "unexpected" expenses. We do things differently.
Our estimates are built from the ground up, line by line. We review your plans in detail, do real takeoffs for materials, and get actual bids from our trade partners. That way, your price is based on what your home will really cost to build, not on a rough guess per square foot. You'll receive a detailed estimate that breaks your home into clear categories, such as foundation, framing, roofing, plumbing, electrical, HVAC, insulation, drywall, cabinets and finishes. For items you haven't selected yet, like flooring, lighting or countertops, we include clearly labeled allowances so you can see exactly how much is set aside and choose finishes that fit your budget.
If something changes during the build, whether it's an upgrade you request or a condition no one could have seen, we'll explain it and give you a written change order to approve before any cost is added. No hidden fees. No surprises at the end.
The Right Trades at the Right Price
The quality of your home depends on the people who build it. That's why we put as much care into choosing our subcontractors as we do into pricing your project.

Competitive bids. For major parts of your home, like framing, plumbing, electrical, HVAC, roofing and concrete, we collect multiple bids from qualified trades. That helps us get you fair, competitive pricing.

Apples-to-apples comparisons. We review every bid line by line to make sure it covers the full scope, so a low number isn't hiding missing work that turns into a change order later.

Quality over the lowest price. We choose trades based on their workmanship, reliability and track record, not just price. The cheapest bid isn't a good deal if the work has to be redone.

Licensed and insured. We confirm that our trade partners are properly licensed with the Arizona Registrar of Contractors and carry the right insurance.

Our Custom Home Building Process
Here are the steps we take to make building your home as seamless as possible:

Free consultation. We meet to talk about your vision, your budget, your timeline and your lot. If you haven't bought land yet, we can help you think through what to look for.

Lot review and site planning. We look at your property for anything that affects cost, such as utilities, septic or sewer, grading, access and setbacks, so there are no surprises once we break ground.

Plans and design. Whether you bring your own plans or need help getting them drawn, we review every page with you to make sure the design fits your budget before it's final.

Detailed estimate. We collect trade bids and do material takeoffs to build a line-by-line estimate, with clear allowances for finishes you'll select later.

Contract and selections. Once you're comfortable with the numbers, we sign a contract that lists the price, payment schedule and scope in writing. We then help you finalize your selections.

Permits. We handle the permit process with your city or county and keep you updated on approval timing.

Construction. Your home is built in clear stages: site work and foundation, framing, roofing, rough plumbing, electrical and HVAC, insulation and drywall, then finishes. Each stage is inspected, and payments are tied to completed milestones, so you only pay as work gets done.

Regular updates. You'll get progress updates with photos throughout the build and a direct line to your project manager for any questions.

Final walkthrough. We walk through your finished home together, complete every punch-list item, and make sure you're happy before handing over the keys.
